Sealcoating itself is the process of pouring a protective layer over the surface of the asphalt in order to protect it from damage caused by UV damage, water, oxidation, oils, chemicals, and traffic. These things will cause the asphalt binder to deteriorate, leaving the now dry and brittle surface prone to cracking and potholes.

Small Note on What Sealcoating Does NOT Do
Sealcoating is an amazing process that will benefit your pavement greatly, however it is not always the solution to your pavement’s problems. For instance, if your pavement has been neglected for 10+ years, adding a seal coat is like treating the symptoms of sickness instead of the root cause. The pavement might look better for a short time, but there will be no structural value or true protection added to your pavement.
Unfortunately, many unreliable contractors will claim this to their customers. They will offer sealcoating as a solution that will increase the life of a few years to eroding pavement when in reality you need a complete pavement reconstruction. Sealcoating is not resurfacing, it does not level or solve any damaged areas of your pavement.
At NB Brentwood Asphalt Paving we will first determine if your pavement is healthy enough for a sealcoat. If there are cracks or potholes, we will recommend repairs before we apply our seal coat. Once the pavement is ready and in good shape, we will start the sealcoating process. A seal coat is laid directly onto asphalt that has been properly washed and cleared of any dust or dirt. If the asphalt is not cleaned well, the adhesion process could be hindered. The seal coat is applied using squeegees, brooms, or mechanical spray. Usually, a combination of the tools is used in the application. Most projects need 2 coats or more of sealer to get the best results. This will require 24 to 48 hours of drying time before any vehicles are allowed to drive on the surface.
